The recent budget announcement may have left some HMO investors with questions about the future of this popular strategy. With changes to the tax landscape and economic uncertainty on the horizon, it's natural to wonder if HMOs remain a worthwhile investment.
The short answer is: yes, they absolutely can be. Here's why 👇🏼
Why HMOs Still Make Sense
The UK's housing shortage persists, creating a consistent demand for affordable rental accommodation, especially in urban areas and university towns. Which as you'll know by now, are our bread and butter!
We cater to this demand by providing high quality, flexible homes for young professionals, students, and key workers.
HMOs typically generate higher rental yields compared to single-let properties due to the multiple income streams from individual tenants. So yes, your initial stamp duty payment might be a tough pill to swallow but it's much easier to absorb this into the cost of a HMO than it is a single let.
Ok, I know we talk about this a lot but one of the reasons we love investing on the South East coast of England so much is the capital appreciation. Despite potential market adjustments, well-located and well-managed HMOs can still experience significant capital appreciation over time.
While the budget introduced some changes to Capital Gains Tax, there are still tax advantages to HMO investing. We'd recommend that you speak to your accountant regarding this to ensure that you're able to maximise deductions for allowable expenses related to property management and maintenance.
